OUR SERVICES
1- Initial Meeting
This is the most important part of the design process. The first thing we need to do is better understand you or your family wants and needs. We will meet with you at your home, so that we can get a better understanding of your needs. We will listen to your ideas and will advice on the services that will be required to complete your project and we will provide you with a clear idea of how the project will progress.
2- Pre-Design
We will collect site information, documenting the existing building and site conditions. We will produce “As-Built” drawings. Or new design concept for custom homes. We also gather information from Municipal Zoning Bylaw prior to design
3- Design
We prepare conceptual floor plans and elevations. We look for feedback and if necessary incorporated your changes until you are completely satisfied with your design.
4- Working Drawings
In this phase we will develop the drawings from design to the technical drawings for pricing and for building permit application. We also coordination with Structural Engineer, Surveyor, Arborist, Mechanical Engineer as required.
5- Permit and Approval Process (if requested)
- Apply for Building permit submission.
- Apply for site plan approval or site alteration approval.
- Apply for Committee of Adjustment application and attend the hearing.
6- Construction Review (if requested)
During construction we can provide site reviews to ensure that quality of workmanship and adherence to the drawings is being performed. We can coordinate information from other consultants, our client and the contractor on your behalf.
